Properly operating fire doors help protect property and save lives in the event of any emergency. Defective, damaged or non-functional fire doors can lead to tragic results and may subject building owners and managers to catastrophic losses and increased legal liability. Recognizing the importance of fire doors in preserving life and property, the National Fire Protection Association recently began requiring annual inspections of all fire door assemblies, including swinging doors and builders’ hardware (NFPA 80, 2007). This change is highly significant to all building owners. Now, just like elevators, sprinkler systems and fire alarms, fire door openings must be inspected by a certified third-party to maintain NFPA compliance. NFPA 80's language in paragraph 5-2.1 requires fire door assemblies to be inspected 'not less than annually, and a written record of the inspection shall be signed and kept for inspection by the AHJ.' Rocky Vista’s College of Osteopathic Medicine will become only the second fully accredited medical school in Colorado, a state in dire need of health-care professionals. Rocky Vista also will be the only privately held, for-profit medical school in the United States. Denver general contractor Shaw Construction broke ground in March 2007 on the first phase of what will eventually be a multiple-building campus and completed construction on schedule this June. To streamline the approval process, the 145,000-sq-ft school was designed and constructed as two distinct but adjoining buildings. Building construction cost $26 million, design was $2 million and roads cost $1.5 million. The project’s total cost was $300,000 below the original guaranteed-maximum price. Designing and constructing phase one as two distinct buildings saved about $100,000, says Shaw project manager John Stevens. Due to accrediting requirements, the school had to be completed in time for the 2008 school year. Working with Shaw Construction, Colorado Doorways used its considerable capabilities in the door and hardware indsustry to meet the accelerated schedule. "The collaboration between Shaw and its key subcontractor partners has been outstanding," said Shaw project manager John Stevens. "Considering how little time has passed since we broke ground, its amazing how much the project has progressed. It's a credit to all of the companies design-build capabilities."
